Update: Spanish home sales increase

The Spanish real estate market has given an important new ‘spark’ of recovery  between the many doubts that have arisen about its future. According to the Real Estate Transaction Statistics of the Ministry of Housing, the sale of houses in the second quarter of 2010, the last before the VAT increase, have increased substantially to 24.7% over the same period in 2009.

In total, between April and June, 149 527 homes were sold, leaving the balance of the last 12 months in almost half a million units (495 684). This increase of almost 25% is also higher than in the previous two positive statistics. The number of transactions grew last part of 2009 by 4.1%, while in the beginning of 2010 the statistics showed a rise of just 1.5%.

UPDATE: In total, between April and June,149 527 properties were sold, leaving the balance of the last 12 months in almost half a million units. Over the past 12 months (from July 2009 to June 2010) the number of purchases and sales has been 495 684, representing an increase of 4.8% over the previous year.

Navarra (-25.6%), Extremadura (-3.1%) and Murcia (-0.7) represent the only Autonomous Communities where the trend is still on a negative path.  In terms of number of operations, Andalusia (27 221), Catalonia (20 423), Valencia (20 307) and Madrid (18 410) were the communities with greater movement focusing on their territories, summing up 57.8% of the total.

Foreign residents help the market

8765 foreign residents bought homes in Spain during the second quarter, an increase by 46% over the same period of 2009. This figure represents 6.2% of total transactions. Four Autonomous Communities concentrated 72.4% of these purchases: Valencia (28.6%), Andalusia (18.7%), Catalonia (15.5%) and Canary Islands (9.6%).
