How to buy a house in Spain

Today’s feature article covers the basic steps you have to go through when you want to buy a house in Spain. This will help you be prepared to face the possible obstacles. Sometimes it is not enough just to pick out your property and favourite location.

Step 1. Find a lawyer specialized in Spanish law. Especially if you cannot be involved personally in the purchase, a lawyer is the best chance for a profitable deal. You will be updated constantly and you will be given an impartial advice regarding the purchase.

Step 2. Once you’ve found the ideal property (this will be the subject of another article), you have to make an offer on the house through the real estate agent. In making the offer on a house, you have to take into consideration the selling price and the state of the market at the time of purchase. If it is accepted, you will pay a reservation fee, which guarantees that the property is off the market.

Step 3. A private agreement is signed between you and the seller, which stipulates the terms and conditions of the transaction.

Step 4. The transfer of ownership is the next step. The seller and the buyer must sign  the official transfer of the Title Deed to the Buyer in the presence of a notary. The change of property is thus recorded in the official registry.

Step 5. Register your property with the land registry.

Step 6. For paying taxes on your property, you will need a NIE number. This can be obtained with the help of a lawyer.
